Toes in the Sand is the best deal on 30A - the neighborhood is similar to Seaside but closer to the beach and less expensive. Some of the best restaurants and activities are within walking distance and one of their two pools is heated. Everyone enjoyed it and regretted leaving. We’ll definitely be back.

Great Beach Life
Toes in the Sand is definitely home away from home. Very quiet and peaceful area. We definitely experienced the rest and pleasure of the beach life. We really appreciated Kevin's help and follow up. His interest on ensuring we were comfortable and enjoying our trip was appreciated. We definitely want to come back! Thank you.

Perfect house on the perfect street in the perfect location on 30A!
My family of 5 stayed the week with my brother's family of 5 at Toes in the Sand, and we enjoyed every minute. The house itself is very spacious and homey. The street is very quiet and felt very private. Just a few minutes walk to both neighborhood pools and the beach. There were several bikes, beach chairs, buckets, shovels, etc., and a beach buggy on the property for us to use if we chose to. The neighborhood seems to be right in the center of everything we wanted to do while there. I recommend The Donut Hole at the East end of 30A, The Red Bar in Watercolor, and Great Southern in Seaside. If you like seafood, swing up the street to Goat Feathers and have them steam a few pounds of shrimp with their seasoning and bring it "home" to share at the large dining table. Kevin was great to work with and I'd recommend Toes in the Sand to anyone wanting the perfect vacation in Seagrove.

Great location and wonderful house!
Great house! Our family had a wonderful vacation stay at Toes in the Sand! We would definitely recommend this house for a family. Very convenient location, a short bike ride to Seaside and Seagrove stores and restaurants as well as the local grocery store. Easy beach access too. We hope to be back in the future. Enjoy!

Fabulous location and home!
My family of 5 plus our dog enjoyed Toes in the Sand soooo much! This home is very comfortable, had everything we needed, and is located on a very quiet, tree lined street. Great proximity to Seaside & Rosemary. Easy biking in both directions. Many restaurants nearby. My favorite part about this location was not having to cross 30A for beach access! A quick walk to pools or beach. This home also has several areas for relaxing on porches, & plenty of space! The kids loved the tower. We have rented in the Seagrove area over Spring Break for the past 3 years, and our entire family agreed that this was the best one yet! The owner, Kevin, was so helpful when we checked in & prompt to resolve an issue we had with the air conditioning. So easy to work with. We would love to return & would definitely recommend this rental home!!! Thank you for sharing it with our family!

Great week at Toes in the Sand!
Our family of 5 and a set of grandparents had a fabulous week in Seagrove. It was unfortunately below average temps for March most of the week, but we enjoyed the time together. The proximity to the beach is wonderful, just a few minutes walk. The heated pool by the beach was an added plus. The house was well appointed. The provided sheets and towels made packing easier. We hope to be back in warmer weather so we can enjoy the 3rd floor tower and lovely porches!

Beachy Keen!
"Toes in the Sand" was everything you could hope to have in a vacation home. Kevin & Stacy were prompt to reply, payment was easy online & my deposit was refunded in a timely manner.
1. N.Ryan was great-quieter than S.Ryan(we have stayed there), a deadend(great for kids), and an easy walk to the beach.
2. Exceptionally clean
3. Kitchen was well-equipped-lots of pots & pans and utensils.'Loved the coffee pot
4. Tower room was great-a nice cool breeze to relax with a good book
5. Beds were super comfortable-loved that there were 2 kings
6. Air Conditioning worked great, upstairs & down
7. Nice furniture in living area, great for a large family. It was a little big for my 4'11 frame
8. Grocery shopping was nearby
Overall, I would highly recommend. The only problem was that we received emails with 2 different door access codes & 2 wi-fi codes. This could have been a problem, but we discovered the error early in our stay and worked it out. We did not realize that it was Fall break for some kids, so the beach was more crowded than we would have liked. Traffic has gotten bad, but I guess that comes with growth.
I am pretty picky, but I will have to say that this was a wonderful place to stay -- comfortable, well-equipped & nicely decorated. Kevin & Stacy were highly attentive and a joy to work with.

Wonderful House and Excellent Owner
We enjoyed staying at Toes in the Sand. Summers Edge is a nice area, the street was quiet and convenient to the 2 pools and we liked the beach access. It was also a relief not to cross busy traffic on 30A. The beach was not crowded.We were able to rent an umbrella on the spot and use chairs from the house. There were 5 Adult bikes onsite but we rented bikes for our kids since they wanted baskets. The house offered lots of space with the sectional couch and large dining table. Kevin, was great with communication, flexible with requests and even sent back a pillow we left behind.

My family of 5 (myself, husband, 15 yo daughter, 12 yo daughter and 10 yo son) loved our vacation at Toes in the Sand in Summer's Edge in Seagrove Beach. The home has amazing outdoor living to include a wonderful, shaded at all times, front porch with a very comfy porch swing and furniture. It also has a second floor balcony/porch with a hammock and comfy seating, but our favorite was the tower with captain chairs, hammock, terrific views and ocean breezes. We ended each of our evenings in the tower having priceless family time. The floor plan of the home was perfect. The family room was super inviting and comfortable. The linens were terrific and the master bathroom was fabulous. The kitchen was well equipped. We loved having the outdoor shower to rinse off all of the sand. The beautiful, private beach is a short walk (4 min max) from the home on a wonderful tree-lined street. The gentlemen providing umbrellas and chairs (for a reasonable fee) were super friendly and accommodating. A fellow vacationer I met on the beach described the neighborhood as a hidden gem along the 30-A. I completely agree. We felt like we were in the best location on the 30-A. We loved being close to Seaside (we went 3 times to shop, eat and play) and Frost Bites (i highly recommend wedding cake with cream) and then getting to leave behind the crowds when we headed back to Toes in the Sand. We loved the POP STOP, The Donut Hut and The Perfect Pig all within walking or biking distance. We also loved Bruno's Pizza Buffet (best deal around) and Chicken Salad Chick (they will pack you a beach picnic of your fav chicken salad and croissants including utensils, drinks and dessert) in Sea Crest. We loved the biking/walking/running trail all along the 30-A. Kevin the owner of the home was easy to get in touch with and very helpful and attentive. Toes in the Sand will always and forever be one of our family's Happy Places!

Great house, everything you need, good proximity to beach
We had a great stay at Toes in the Sand! Well appointed bedrooms and living area, plenty of kitchen utensils, glasses, etc.
Beach is about 4 minutes away; not a bad walk with the cart (that is available at the house) loaded up with the beach gear.
My only critique is that if you plan to arrive before the 4pm check-in, be sure to ask the owner if you can be accommodated. Since there is no key , and only an electronic lock, it is set to accept your passcode right at 4pm. If you're early, even if the house is ready, you won't be able to get in. This is obvious a very small nit, and we should have asked in advance.

Wonderful home base in great location
Our family of 6 had so much fun in this great neighborhood. Daily walks to the pool and beach were easy and the house had everything we needed and more. The extras like boogie boards, chairs, and other toys were appreciated and used daily. The owners were responsive and helpful. Thanks for sharing your beautiful home with us!

Great Beach House!
We have vacationed many times in this area and we never knew about this little hidden gem of a neighborhood. The homes are architecturally similar yet each one has it's own unique design and color combination. The streets are tree-lined with sidewalks on each side making the short walk to the pools and beach easy and shaded. Even though there are chairs at the house that you can use, we liked having the option of renting chairs and umbrellas at the beach. The owners have decorated the home with items and art that feel so homey and not cookie cutter at all. The home was clean and well stocked with everything you could need. We were so happy to be at a pet friendly home that even had a fenced-in back yard. The owners are very responsive and easy to work with. It is obvious that they love this home. We had a great week and hope to come here again. Thank you for allowing us to be there!

Great Family Vacation
Our party of 7 (4 adults and 3 kids ages 4 and under) had a wonderful week at Toes in the Sand. We loved the location- perfect bike ride to Seaside where the kids enjoyed playing in the big grassy area. The ride to Rosemary Beach is a bit farther, so we usually opted to drive since we had the little ones with us. We liked that things were a little quieter in Seagrove, but we could easily go to a more bustling community to go out to eat. The beds are comfortable and we were so glad to find a rollaway bed that our 2 year old slept on in our room- plenty of space to leave it out in the master bedroom the whole week. The sectional was perfect for the four adults to lounge on in the evenings after the kids were in bed! Beautiful living space on the ground floor.

Quiet, relaxing beach retreat - close to beach, pools, & great dining!
We really enjoyed our stay at Toes in the Sand! One of our favorite features was the relaxing front porch swing and chairs, as well as the open floor plan downstairs. The clean home was nicely decorated, the beds were comfortable, the kitchen and bathrooms were well-stocked, and the home itself is located on a lovely, quiet street with ample parking. Kevin was very easy to work with and available to address our questions and concerns. The beach and two pools were a very short walk from 38 N Ryan. We enjoyed the 2-1/2 mile walk into Seaside for shopping and eating. The boys rented bikes, so we were very thankful for the sidewalks that ran the entire length of their bike ride into Seaside each day. The fenced, back yard was a big plus for our Maltese pooch. We were impressed that the home and yard showed absolutely no signs/smells of previous dog visitors. I would recommend this rental without hesitation.

When we come back - we'll be staying at Toes in the Sand again
We absolutely loved the house. All the nautical/beach decorations really added to the charm and atmosphere of being by the ocean. Sitting on the front porch waving to others walking by on an absolutely charming quiet, little street. It looked like a Seaside street, but without the Seaside crowds and prices! The house was indeed well-stocked with ever imaginable item you could need...especially in the kitchen. We loved sprawling out on the huge sofa sectional to just chill out at night. Loved the convenience to everything... local restaurants, beaches, pools, and the bike path. Very convenient to have bikes available to take a short ride down to Seaside/Watercolor and hang out there as well. The bikes could use a little TLC as we did have some chain-popping incidents. Big plus... Buddy's Seafood like a quarter mile away...future renters...you MUST go there! Overall...best compliment we could give... Toes in the Sand felt less like a rental and more like a home. Can't wait to come back!

Great Attention to detail and proximity to beach
Toes in the sand was perfect. The outdoor spaces were charmingly decorated and very cozy. Enjoyed the front porch, back yard, and upstairs balcony porch. This was the most well stocked rental I've ever stayed in. Cut down on so much time running back and forth to the store for things. We were a short walk to the beach. Internet/ all TV electronics worked without fail. Wonderful stay.

AHHHMazing!
We loved this house!!! The layout, the location, the pools, the beach....everything!!! The owners are awesome and very responsive. They communicate anything that you might need to know. The house is clean, the widow's watch up top is the most amazing thing. Extra bicycles, beach toys, beach chairs - so many extras! We loved it. The central location along 30A makes it easy to bike anywhere. Everything was perfect! Our pets loved the house and the property! It was great to be able to bring our furry family members along.

Great Vacation!
We had a wonderful stay at Toes In The Sand! The owners were very easy to work with. This was my first time booking a vacation for my entire family (normally my mother's job), but I was so pleased as soon as we arrived and opened the doors the entire family said "WOW, this is perfect and beautiful...great job on picking this one out!" This made me so relieved and excited to start our week at the beach. There was plenty of room for our entire family of 9 people and 2 small puppy dogs! We LOVED all the porches and gathered out there every morning and evening with all of us. We also loved that we could all fit in the dining room area together for dinner each night! It was so clean and decorated absolutely beautiful! The beach accessories were a great treat too even though we brought some of our own it was nice to be able to use theirs as well with our large family. We didn't have any issues with the house and definitely look forward to staying at Toes In The Sand again next summer! Our only suggestion and slight issue was we loved to ride the bikes but they are a little old and rusted over which caused the chain to keep falling off on one of them when the younger teenagers rode all the way into seaside and got stuck there! They found a friendly patron in seaside to help get it back on in order to make it back to the house but we did have that happen a few times. Otherwise, it was absolutely perfect and the bike thing definitely wouldn't keep us from coming back...they are just an EXTRA amenity anyway :) Thank you so much for a wonderful vacation at Toes In The Sand! We can't wait to come back!

Couldn't be happier.....
We stayed at "Toes in the Sand" over Memorial day week with our family for our annual beach trip, and couldn't be happier with our choice. The kitchen was fully stocked, nice backyard area, fabulous front deck with ample seating for everyone. Our favorite part was the 3rd story deck. We were able to see the gulf from there, and actually hear the waves as there was a strong current when we were there. All of the bedrooms were lovely, and beautifully decorated. The owner was very nice to work with and very accommodating. We were able to bike to local restaurants along 30A. Also, the walk to the beach was literally a total of 3 minutes max. I would highly recommend this beach house.
